The trouble with bare garage slabs

A garage floor looks solid, but concrete is full of tiny pores. Every winter, cars bring in slush loaded with road salt. The salty water soaks in, dries, and leaves crystals that slowly break up the top layer. In summer, valley humidity condenses on the cool slab and keeps the pores damp, which pulls dirt deeper. Add a few oil drips and a spilled jug of washer fluid, and after a decade the floor is stained, dusty and starting to flake near the door. Sealing that surface with a bonded coating stops the cycle.

We test before we quote

At the estimate visit we look at the whole slab, not just the open middle. We check for old sealers by dropping water on the surface, look for cracks and settled sections, and take moisture readings. Garages built into hillsides or with soil piled against one wall can carry more moisture than you would expect. Those readings decide which primer we use, and they go into the written estimate so you know why we recommended it.

Grinding, not etching

Big-box kits tell you to scrub the floor with acid and roll on paint. That rarely works for long, because acid cannot remove sealers or the weak cream layer that sits on top of troweled concrete. We grind the whole garage with diamond tooling, including edges by hand, until the surface is open and slightly rough. The dust goes straight into a HEPA vacuum. When we finish, you could run your hand across the floor and feel fine sandpaper. That texture is what the primer bites into.

Fixing the slab first

Cracks are widened slightly and filled with a polyurea or epoxy repair compound. Pitting near the door from salt damage is filled and ground smooth, and broken edges where the apron meets the garage are rebuilt. If a section has settled, we discuss whether to level it or work around it. These repairs are invisible in the final floor, but they keep defects from telegraphing through the coating.

The coating system

Our standard garage floor has three layers. First, a penetrating epoxy primer soaks into the ground concrete. Second, a pigmented base coat receives a full broadcast of decorative vinyl flake, which adds color, hides dirt and gives the surface texture. Third, a clear polyaspartic topcoat seals everything in. Polyaspartic is more flexible and UV stable than epoxy, so it resists hot tire pickup and will not turn yellow if the door is open on sunny afternoons. On slabs with higher moisture, the primer is swapped for a vapor-tolerant version.

Picking colors

Mid-tone blends of gray, tan and black are the most forgiving because they hide road grime and pollen. Lighter blends with white and light gray make a workshop feel brighter. Darker blends look sharp in a showcase garage but show dust more. We bring sample chips and boards so you can see them under your own lights rather than on a phone screen.

A garage you will actually use

Once the floor is done, many homeowners turn the garage into more than a parking spot. It becomes a home gym, a woodworking corner, a place to tune a bike before a ride on the river trails, or overflow space for a tailgate. A clean, bright floor makes the room feel like part of the house. We can also coat the steps into the home and add a short cove base along the walls so water and salt do not collect at the edges.

Timeline for a typical two-car garage

  • Day one: moisture test, grinding, crack repair, primer and flake base coat.
  • Day two: scrape loose flake, vacuum and apply the clear topcoat.
  • Foot traffic: about 24 hours after the topcoat.
  • Vehicles: usually two to three days, longer in cold weather.

Winter care

During snow season, squeegee meltwater toward the drain or door after storms and rinse the floor every couple of weeks. Salt will not harm the coating, but dried salt residue can look hazy. A floor mat at the door into the house keeps grit off your interior floors as well.

Questions we hear

Will hot tires lift the coating?

Not on a properly ground floor with a polyaspartic topcoat. Hot tire pickup is almost always a preparation problem.

Can you coat over my old paint?

No. We grind it off so the new system bonds to bare concrete.

Do I need to empty the garage?

Yes. The floor must be clear for grinding and coating, and items can go back once the floor is cured.
