Mudroom in Kingsport, TN with a flake epoxy floor

What a flake floor is

A flake floor, sometimes called a chip or broadcast floor, combines a pigmented epoxy base with thousands of small vinyl chips scattered by hand while the base is wet. We throw flake until the surface is completely covered, let it cure, scrape off what did not stick, and seal it with a clear topcoat. The result looks a little like granite or terrazzo from a distance, with a gentle texture under your feet.

Why people choose it

Flake floors hide a lot. Pollen, sawdust, dried mud and small scratches disappear into the pattern, so the floor looks clean longer than a solid color. The texture gives tires and shoes better grip than a smooth gloss, which helps on mornings when the garage floor is damp from fog or melting snow. And because the flake layer adds thickness, the system is very durable against dropped tools, bike stands and furniture dragged across it.

Rooms that suit flake

Garages are the obvious place, but flake floors also work well in mudrooms, laundry rooms, basement playrooms, home gyms, pet washing stations, porches under roof and commercial spaces such as locker rooms, break rooms and veterinary clinics. Anywhere you want an easy-clean surface that does not show every footprint, flake is a strong choice.

Broadcasting flake onto epoxy in Kingsport, TN

How we install it

The process starts the same as any coating: diamond grinding to open the concrete, HEPA dust collection, crack and pit repair, and a moisture test. We apply a penetrating primer, then the colored base coat. While the base is still wet, installers wearing spiked shoes walk out and broadcast flake by hand in overlapping passes until no base color shows. After cure, the floor is scraped with long-handled blades to knock down high chips, vacuumed thoroughly and sealed with a polyaspartic or polyurethane topcoat.

The topcoat thickness controls texture. One thin coat leaves more grip; two coats produce a smoother finish that is easier to mop. We talk through that choice based on how the room is used.

Chip size and blends

Standard chips are about a quarter inch, which gives the classic speckled look. Smaller chips create a finer, more uniform pattern that suits interiors and offices. Blends range from neutral grays and tans to blends with blue, red or green accents. Many homeowners match a blend to brick, siding or cabinet colors. Businesses sometimes pick blends close to brand colors. We bring physical samples so you can see the scale of the chips at the actual size.

Partial versus full broadcast

Some installers sprinkle a light dusting of chips over a painted floor to save material. It looks fine at first, but the base coat is exposed between the chips and wears through quickly. We do full broadcast floors because they hold up better and look richer. If you want a lighter, more minimal look, we will suggest a tighter chip size or a lighter base color rather than skimping on coverage.

Cleaning a flake floor

Use a soft broom or dust mop for daily dirt. A neutral cleaner and a microfiber mop take care of mud and spills. Avoid harsh citrus degreasers and acidic cleaners, which can dull the topcoat over time. In garages, rinse salt off a few times each winter. For commercial kitchens or clinics, we can recommend disinfectants that are safe for the coating.

How long it lasts

In a typical home garage, a full-broadcast flake floor with a quality topcoat can last fifteen years or more. In busy commercial rooms, the topcoat will eventually wear in walkways. Because the flake layer is thick, we can lightly sand and recoat the topcoat to restore the shine without starting from scratch.
